dapsimni-dong seoul 답십리
cruising through seoul on foot, we stumbled in july 2010 into some vast area with the appearance of a filmset depicting some planet left in a hurry for whatever reason: the existing development, consisting of one- to three-storied yang-ok following a vivid topography was vacated already for over a year, making the area wait for being tabula-rasa-ified and re-developed with the typology of the appat.
if we understood a construction sign, dating back to july 2007 correctly, correctly, the plan is to errect some 380.000 sqm floorspace on the area, allowing a floor space ratio of 2,35 at a coverage ratio of 0.21.
area nn m²
built-up area/bebaute fläche nn m²
coverage ratio/GRZ 21% / 0,21
gross floor area/BGF 380.000 m²
FAR (floor area ratio)/GFZ 235% / 2,35
daps-im-ni-dong is located in the eastern part of seoul, in dong-dae-mun-gu.
the satelite-picture to the right was sourced from naver-map in january 2012, at a time, whilst google was still showing the situation before demolishment.
the plans, sourced from the developer raemian, are depicting y-shaped appartment buildings which are in no sense seeking any connection with their neighbourhood. the buildings are recessed from the streets, their orientation are neglected in the lay-out of the towers. the topography, once helpful tool to organize and structure the area, seems not been taken into consideration in the design process.
